What to do,
before a showing!
============================
1.  Clean kitchen and bathrooms. Make them sparkle. These rooms you don't want to be dirty during a showing.  De clutter countertops, put away all unnecessary objects and appliances.
2.  Lighting is key! Turn on all lights.  Dark rooms are not good, open the curtains and blinds in every room big or small.
3. Pets - Don't leave pets in the house during a showing! Put away all pet toys, food/water bowels and beds.  Make sure floors are freshly vacuumed and clean of pet hair.
4. Air Quality - Open widows, bake some cookies or burn a candle before a showing to freshen up the air. Leave all ceiling fans on low speed to circulate air during showings.
5. Simple clean up.  Make the beds, put away clutter, put away laundry, clean all kitchen dishes, fluff couch and chair pillows.
6. Lastly, think model home when you are getting your home ready to show.  Ask yourself would a model home have that?
7.  Safety first!  Remove slippery throw rugs, lingering extension cords, put away tripping objects on the floor and any low hanging lights.
8.  Add some fresh flower or a bowl of fresh fruit to spice up the kitchen.
9.  If you have  a sound system, turn on some light, soothing music at a very low tone.
10.  Vacuum the floors.  Make the carpet and floors look like the cleaning lady just left.  Fresh vacuum lines are always attractive to prospective buyers.

Seller Tips

1.  Curb Side Clean Up

A few simple touches can make a big difference in your homes curb appeal.  Keep the grass well manicured as well as sidewalks and flower beds.  Pick the weeds and if it needs it add some pine straw.  Remove any and all decorations.  Yard decoration can be a turn off for some buyers.  Rake the leaves and add some flowers with a colorful bloom.  De-clutter the porches and scrub the porch furniture and front door.

2.  Make it Sparkle
Clean like you have never cleaned before.  Remember, your best competition is new construction homes.  Fix everything no matter how insignificant it may seem.  It's an easy inexpensive way to add value. Spend a little extra time in the kitchen and bathrooms, they are 2 places you want to sparkle. Clean baseboards, ceiling fans and blinds. Does the carpet need cleaning? Fix the running toilets and the dripping sink, it can irritate a buyer's nerves.  Remember buyers' love to open refrigerators, cabinets and closets so make sure they are all organized.  Remove all unnecessary appliances and clutter from countertops to coffee tables.

3.  Staging to Sell
It's not what you think.  When you walk into your house, think simplicity!  Think of your house as a model home.   De-clutter closets and bedrooms, make them look roomy. Remove anything and everything unnecessary.  Touch-up paint baseboards, walls, etc.  Does this door stick?  Furniture is a biggie.  Ask yourself, is this furniture too big for the room?  Is there too much furniture? Don't be afraid to give it away or store it. Try to remove all traces of YOU from the house.  Remember buying a home is an emotional experience and buyers' need to be able to picture themselves living in your hose.  Paint room neutral colors that don't evoke emotions.

4.  Lighting, Air and Pets
Replace all blown light bulbs. Make sure all rooms have adequate lighting. Does your house smell clean?  Open the windows beforehand and turn on your ceiling fans.  One of the biggest turn offs for a buyer is a pet odor. Put away pet toys and food. Does your carpet smell of pet odor?  If so, have it steam cleaned.


5.  Price (Too High?)
Don't help to sell your neighbors house.  Pricing is important, if  you overprice your home it makes your competition look like a great buy.  When working with Landesign we will assist you with a Fair Market Price.  Remember, you cannot control your competition, but you need be aware of it and price your home accordingly.

6.  Create cozy bedrooms
Allure buyers into a relaxing bedrooms.  Display bright, clean bed spreads and freshly, ironed curtains..  Add some color to rooms with throw pillows and home decor.  Remove unneeded furniture to make the room look more spacious and comfortable.
