What to do before
you start looking?
============================
1.  Figure out your DTI (Debt to Income Ratio).  Contact your lender or contact us and we can get you in touch with one of our preferred lenders.
2.  Get a Good Faith Estimate.  Shop your lenders and ask for a "GFE" which will disclose the fees you will be charged and the interest rate you will be paying.  Keep in mind that the GFE is just an estimate.  Lender's don't check you credit in order to obtain an GFE, so it's only as good as you say your credit is. 
3.  Qualify for a loan!  (Not to be confused with pre-approved.)  Get a credit check and remember a lender is going to tell you the MAXIMUM amount you qualify for that doesn't mean you can actually afford it.  
4. Oops, I forgot about that?  Don't forget you have other bills.  Remember their is taxes, insurance and HOA dues!
5. Down Payment.  Have you saved the appropriate amount in order to have a down payment on your new home?
6. Think about it.  Before you start to look, make a list of what is important to you.  Location, size, PRICE and decide what you are and aren't willing to compromise.
7. Clean Credit.  While looking or moving don't forget to keep a watchful eye on your credit.
8.  Communication.  Don't forget to involve your spouse and children.  This transition is hard on all parties involved.

Why work with a Buyer's Agent?

1.  Representation

You can have Buyer's Agent Representation for no additional cost.  The listings agent and the seller negotiate the commission rate in a real estate transaction.  The commissions are subtracted from the SELLER when a selected property is closed. 3.  Assistance


 
A Buyer's Agent has access to MLS in which thousand of  listed properties, which saves the buyer time and money when searching.  What may take a buyer months can take a Buyer's Agent a matter of minutes.  Accompanying the buyer on showings to view potential properties.  A buyer's agent can assist in securing financing for a property as well as provide a list of qualified vendor such as attorneys, carpenters, movers, etc if these services are needed. 

4.  Offer and Negotiating
A buyer's agent can advise buyers on an appropriate offer to purchase for a selected property as well as present offers on the buyer's behalf.  Then handle negotiations to help secure the property while keeping the buyer's best interest in mind.


5.  H²C
Home Inspection, Home Warranty and Closing
When buying a new home it's important to get the right inspections and to make sure you have a warranty in place after you have possession of the home.  A Buyer's Agent can assist with inspection and make sure you have obtained the appropriate inspections as well as warranty whether it be a new construction or resale property.  The the BIG ONE, the closing.  Closing are conducted by a number of different parties all in which a Buyer's Agent arranges and coordinates.  Helping choose, arrange and assist in explain closing costs as well procedures that take place during a real estate closing all fall under a Buyer's Agent job description.

6.  Win-Win Situation
You will have a new home at the lowest negotiated price.  We will receive commission from the listing agent.  The listing agent receives commission from the seller in which has just sold his property.  Everyone wins.
